San Antonio Earns Top-10 Rank for New Apartment Construction in 2025

San Antonio is solidifying its reputation as one of the fastest-growing cities in the U.S., with a new analysis ranking the Alamo City No. 7 in the nation for new apartment construction in 2025. According to RentCafe, a total of 5,921 new apartments are expected to be completed within city limits by the end of the year.
Although this represents a slight slowdown compared to 2024 — when over 7,000 new units were added — San Antonio remains one of the country’s busiest apartment markets, fueled by steady in-migration and strong economic growth.
Why San Antonio keeps building
RentCafe’s nationwide study, “New Apartment Construction Tops 500K Units This Year, More Than Half in 1 Region,” highlights several factors driving the city’s boom:
-
Population growth: San Antonio continues to attract new residents thanks to its affordability relative to other Texas metros.
-
Shift toward renting: With higher home prices and fewer affordable houses for sale, many households are turning to multifamily living.
-
Streamlined approvals: Texas metros generally face fewer regulatory hurdles, making it easier for developers to bring projects to market.
Doug Ressler, senior analyst at Yardi Matrix, explained that elevated home prices and a lack of for-sale housing are pushing more residents toward rentals.
Texas leads the way
San Antonio isn’t the only Texas city topping the list. Five Texas metros ranked in RentCafe’s top 20 for new apartment construction in 2025:
-
Austin – No. 1
-
Houston – No. 3
-
San Antonio – No. 7
-
Dallas – No. 9
-
Fort Worth – No. 20
The South overall is leading the U.S. rental housing boom, accounting for more than half of the new apartments under development this year.
The Metro Picture
When looking at broader metropolitan areas rather than just city limits, San Antonio ranks No. 17 among U.S. metros for apartment construction in 2025. Across the metro, 8,070 units are projected for delivery by year’s end.
-
San Antonio proper accounts for most of the new units.
-
New Braunfels follows with nearly 950 apartments expected in 2025.
-
Seguin contributes another 400 units.
This surge in suburban development reflects a trend seen across the country: renters looking for more space outside major urban cores.
How San Antonio compares nationally
San Antonio’s 2025 construction pipeline puts it in the company of much larger cities like Charlotte, Phoenix, and Denver. While New York and Dallas-Fort Worth lead the list by sheer volume, San Antonio continues to punch above its weight as a growing hub for renters.
Even with a slowdown compared to 2024, developers and analysts alike say demand remains strong, meaning San Antonio is likely to keep building well into the next decade.
