Seguin Selects Developer for Downtown Revitalization of Historic Nolte Block

Seguin officials have taken a bold step toward transforming underutilized downtown spaces into a lively urban destination. The City Council recently granted GroundFloor Development, an Austin-based firm, exclusive negotiating rights for the Nolte Project—a comprehensive redevelopment of the historic Nolte Block adjacent to Central Park.


🛠️ What’s in the Plan?

GroundFloor’s proposal includes a mixed-use concept with a boutique hotel, retail shops, restaurant spaces, and flexible event and meeting venues, all integrated around a preserved late-1800s Nolte Building. This adaptive-reuse approach marries Seguin’s rich heritage with modern urban design.

According to Seguin Economic Development Corp.’s Joshua Schneuker:

📏 From Master Plan to Action

This initiative aligns with Seguin’s long-range Downtown Master Plan, which guides growth, boosts walkability, and fosters a vibrant public realm through infrastructure, historic preservation, and community-focused zoning.

Earlier efforts included the acquisition of 101 East Nolte from Wells Fargo—now cleared for redevelopment—along with an RFQ/RFP process that narrowed interest to two finalists, including GroundFloor and The Kim Group.

Mayor Donna Dodgen emphasized:

“This is a visionary step … to enrich our community with exceptional retail and dining options … a vibrant hub that will captivate both residents and visitors alike.”

🚀 What Comes Next?

Now that GroundFloor is the finalist, the city will move into detailed negotiations. Once an agreement is finalized, construction and repurposing can begin, bringing this online by mid-to-late 2025. The revitalization could unlock further downtown investment and climb toward a vibrant urban future.
