New $12.8M Build-to-Rent Community Brings Affordable Duplex Rentals to Helotes, TX

A brand-new build-to-rent housing community is coming soon to the Helotes area, offering affordable duplex homes designed to meet growing demand in the San Antonio rental market. With local rent prices rising and housing affordability top of mind for many residents, this development arrives at the right time.
The upcoming project, called Apollo Oaks, will introduce 30 modern duplex rentals just northwest of San Antonio. Backed by a $12.8 million investment, the community is expected to be completed by May 2026.
💸 Addressing the Affordable Housing Shortage in San Antonio
With the population in San Antonio continuing to expand, the need for affordable housing options has become increasingly urgent. According to the city’s housing authority, as of mid-2025, nearly one-third of San Antonio households are considered “cost-burdened,” spending more than 30% of their income on rent or mortgage payments.
Build-to-rent communities like Apollo Oaks are designed to offer long-term rental homes with single-family-style living—a growing trend across Texas that provides more space and flexibility compared to traditional apartments.
🏗️ Developed Through a U.S.-Canada Real Estate Partnership
Apollo Oaks is a joint venture between CPI Capital, a real estate investment firm based in Canada, and San Antonio-based developer Invest5S. The two companies closed on the project in April 2025 and are moving forward despite international trade challenges, including tariff pressures that have affected Canadian investor interest.
“Tariff policies have caused about a 20% decline in Canadian investment activity,” said CPI Capital’s August Biniaz. “But we remain focused on creating quality rental housing opportunities in Texas.”
🏡 What Apollo Oaks in Helotes Will Offer Renters
Located in the scenic town of Helotes, Texas, Apollo Oaks will feature 30 duplex units with modern amenities, driveways, and private yards—making it a strong alternative to apartment living. These homes will offer renters more privacy and comfort while still remaining within commuting distance to San Antonio.
Although pricing hasn’t been announced, the project is marketed as an affordable housing solution for working families, young professionals, and those seeking more value in the San Antonio metro area.
The location offers easy access to Loop 1604, shopping centers, top-rated schools, and outdoor spots like Old Town Helotes and Government Canyon State Natural Area.
