Nix Building to Become 329-Unit Apartment Tower

Downtown San Antonio is welcoming a bold transformation. The iconic Nix Building at 414 Navarro St. — once a thriving hospital — is poised to become a modern residential and commercial destination in the heart of the city.
Real estate firm Innjoy Hospitality submitted new plans this July to the San Antonio Historic and Design Review Commission (HDRC), detailing the building’s adaptive reuse into 329 apartment units, a restaurant, and ground-floor retail.
A Blend of History and Modern Comfort
Originally opened in 1930 by Joseph Madison Nix, the Nix Building was once heralded as “the most valuable piece of residential property in San Antonio,” combining hospital services, doctors' offices, and parking in one place — a first of its kind.
Now, the former hospital rooms will be reimagined as studio, one-, two-, and three-bedroom apartments. Innjoy’s blueprints show a respectful preservation of the building’s character — including terrazzo floors and vintage detailing — paired with modern amenities:
-
A grand lobby with dining space and a living room-style seating area
-
A fourth-floor library with club chairs and reading tables
-
A fifth-floor fitness center spanning 2,000+ square feet
-
Communal lounges and a full laundromat on the eighth floor
What’s Still Unknown
While HDRC filings reveal significant design and amenity plans, several questions remain:
-
Will the new restaurant be a locally owned concept?
-
Are pets allowed in the Nix Apartments?
-
And for history buffs: will the renovation stir up any of the building's rumored hospital ghosts?
After closing in 2019 due to reduced demand for downtown healthcare, the Nix Building sat quietly. But now, with redevelopment on the horizon, the landmark is once again preparing to serve San Antonio — this time, as a vibrant urban living space.
