Seguin Has Become the 3rd Fastest‑Growing City in the Austin–San Antonio Mega Region

U.S. Census estimates show Seguin’s population has surged to nearly 40,000 in 2025, reflecting a growth rate of about 32% since 2020—making it the third fastest‑growing city in the Austin–San Antonio “mega region,” behind Hutto and Leander.

That includes a 7–8% increase in 2024 alone, ranking Seguin as the fastest-growing city in the San Antonio metro area, 12th in Texas, and 29th nationwide.

Josh Schneuker, Executive Director of the Seguin Economic Development Corporation, notes much of the population gain stems from residents relocating from Austin and San Antonio. Thanks to quick commutes via I‑10, SH‑130, and I‑35, many now live in Seguin and work in the big cities—enjoying small‑town life with urban opportunity nearby.

Schneuker emphasizes Seguin is not a bedroom community—it’s anchored by local employment including Schaeffler, Caterpillar, Texas Lutheran University, and the Guadalupe-Blanco River Authority.

🏘️ Real Estate Boom Mirrors Population Growth

Seguin currently has 27 residential subdivisions under construction, with more than 17,000 housing units in the development pipeline. Since 2020, nearly 5,000 new building permits have been issued.

The median home price hovers around $290,000, notably more affordable than San Antonio ($324,000) or Austin ($557,000), offering buyers more value per square foot.

🏭 Economic Growth Backstops Housing Expansion

Seguin has seen strong growth in manufacturing and retail. Employers such as Schaeffler, Caterpillar, Hexcel, and United Alloy have helped anchor a robust local economy. Additionally, a major retail project—Seguin Crossing—is underway, with major retailers like Hobby Lobby, Five Below, and Chick‑fil-A signing on.

Texas State Technical College is also preparing a permanent Seguin campus to support local workforce needs in advanced manufacturing and industrial tech.
